Project controls are the tracking and reporting infrastructure that tells you — accurately, in real time — where your project stands against its baseline. I establish the controls your project needs and use them to give you clear, honest reporting: what's on track, what's drifting, and what I'm doing about it.

A schedule is only useful if someone is actively managing it. Too many commercial projects in Los Angeles and across Southern California have a schedule that gets revised repeatedly with no honest accounting of why — and no credible plan for recovery.
I manage your project schedule with a focus on accountability and realism. I track the critical path, identify what's blocking progress, hold the contractor to commitments, and when delays occur, I give you an honest assessment and a credible recovery plan — not an optimistic revision.

A safe job site is a productive job site. Beyond the human obligation, safety failures create liability, regulatory exposure, and delays no project can absorb.
I provide independent health and safety oversight on behalf of the owner — separate from the contractor's internal program. I review safety plans, conduct site observations, document hazards, and ensure the contractor is meeting their contractual and regulatory obligations under California law.

Los Angeles permitting is one of the most complex regulatory environments in the country. LADBS, the Fire Department, Planning, DSA, OSHPD/HCAI, the Coastal Commission — each agency has its own process, its own timeline, and its own way of generating comments that can stall a project for months.
I navigate this system on your behalf. I know how the agencies work, what reviewers look for, and how to respond to comments in a way that moves the process forward rather than creating new rounds of review.
